Soil and moisture. Utah County has a mix of clay soils (especially in the Provo/Orem bench areas) and sandy/gravelly conditions closer to Utah Lake. Clay soils hold moisture and can create hydrostatic pressure against foundation walls. We assess every basement for moisture before starting and recommend appropriate waterproofing solutions.
High water tables. Some areas near Utah Lake and in lower-lying parts of Lehi and Saratoga Springs have higher water tables. Sump pumps and exterior drainage may be necessary before finishing, and we’d rather tell you that upfront than have you discover it after drywall is up.
New construction prep. A huge percentage of Utah County homes are less than 15 years old. Most come with 9-foot ceilings, pre-roughed plumbing, and open layouts ready to finish. These projects move fast and cost less because the builder already did the hard part.
Older homes in Provo, Orem, and Spanish Fork may have shorter ceilings, outdated wiring, or original plumbing that needs updating. We handle all of it, bringing older basements up to current code while maximizing the space.
