Historic homes (Center Street, Joaquin, University area): Built 1900-1950. Stone or block foundations, low ceilings (sometimes under 7 feet), small windows. These need the most work, waterproofing, electrical upgrades, creative design to maximize limited height. But the rental returns near BYU make the investment worthwhile.
Mid-century homes (North Provo, east bench): 1960s-70s ramblers with 7.5-8 foot ceilings. Solid concrete foundations, often with partial finishes that need updating. Good bones for modern renovation.
1980s-90s subdivisions (south and west Provo): Standard basements with decent ceiling height. Many have pre-roughed plumbing. Straightforward finishing projects.
Newer construction (Lakeview, Provo west): Modern basements with 9-foot ceilings and all the builder prep. Quick and cost-effective to finish.
Provo City requires building permits for all basement finishing. Important for rental apartments: Provo has specific rental licensing requirements, including fire separation, separate entrances, parking requirements, and rental dwelling license inspections. We design basement apartments to meet all Provo rental code from the start, no surprises at inspection.
Plan review: 2-3 weeks. We handle all permits and coordinate with Provo’s building department.
